Our main thrust is away from the overdeveloped coastal and ski areas, which we feel are currently oversubscribed and in some cases present risks to your investment. (see article) They furthermore destroy the existing beauty of the area, the very reason why so many of us enjoy coming here.

Depending on the individual's needs, we try to provide a home for you with land at a great price. Most rural properties will need additional investment or work to bring to your standards, at the moment this will not be too costly and will give you a lovely character home. Town houses will vary, but count on putting in a bit more.

We also provide homes which have been rennovated as well as newly built homes. Prices of these properties are much lower than coastal, ski resort and Sofia properties, as these spots have been heavily marketed already. Towns such as Sliven, Yambol, Veliko Turnovo, Elena, Stara Reka and Plovdiv, have not yet been tapped into, despite the fact that they all present highly desirable living, investment and commercial opportunites. (Read the section on each town to see why) Already increased articles and viewpoints are appearing in the media regarding these areas (see our news section, and keep up to date with our newsletter). From an investment perspective, it is better to buy before everyone else is talking about the next hot thing. So although we do have some property in Varna, Sofia and along the coast, we feel it is a better investment to go slightly inland, not too far from larger cities as these provide work and expansion. As these towns expand, the property within and around them become more valuable.

We hope to soon be offering you a homebuilding service, whereby you can select the plan, the location, and we will build. We are also working on options to have non-traditional builds, such as Topsider homes, Post and beam homes, eco homes, or conversion from industrial space to modern residential.

Aside from the standard residential property investment, there are many excellent opportunities in the commercial sector, even for those with smaller budgets. Or one can invest in agriculture, such as vineyards, orchards, biofuel crops, nurseries, to name but a few.

Renovating an existing property is both time and cost efficient and will often provide you with a character property in a delightful environment.

It is normally quite straightforward to have a rural home converted and renovated to your specification. This year, it will still be quite reasonable to do so.

Buying an existing property tends to be a more cost effective means of acquiring a home, as the structures are sound, and it will take less time to do the renovation than building anew. Issues such as planning permission and provision of utilities can sometimes be time consuming. Old houses tend to be less costly to buy and the Bulgarian labour market is very reasonable.

We have provided some examples of what has been achieved and are happy to assist you create the home you would like. We will work with you from planning to completion to achieve your desired home to your budget. You will be kept well informed and photos are sent regularly to keep you abreast of progress.

Costs of renovation start at approximately 100 Euros per square meter, depending of course on what you would like done.
